It depends on the risk and the space. Sprinklers are the default for general commercial premises (offices, warehouses, retail) — water is cheap, effective, and well understood. Gaseous systems (FM-200, Novec 1230, inert gas) are used where water would cause damage — server rooms, switch rooms, archives, control rooms. Foam is for flammable-liquid risks — fuel storage, transformer rooms, aircraft hangars. The design survey establishes which combination is right.

It depends on the building, use and size. Sprinklers are now mandatory in new residential buildings over 11m in England (under Approved Document B). Many warehouses, public buildings and high-rise commercial buildings require sprinklers under Building Regulations or insurer requirements. Gaseous and foam systems are typically driven by fire risk assessment or insurer mandates rather than direct legislation. We can advise on which apply to your premises.

Yes — most installations are phased to keep the building running. We zone the project, work out of hours for noisy or disruptive elements, isolate sections temporarily, and coordinate with your facilities team and any existing alarm/sprinkler maintenance. For sensitive spaces (server rooms, theatres, hospitals) we plan around the operational schedule. The survey covers exactly how we’ll do it on your site.

From first survey to handover, anywhere from 4 weeks to several months depending on scope. A single-room gaseous system can be designed and installed in a few weeks. A full sprinkler retrofit of a multi-storey building is a multi-month project. Design and approvals (with the fire authority, insurer or building control) often take longer than the physical install. We give you a clear timeline at survey stage with no padding and no surprises.

Sprinkler systems need weekly user checks and an annual contractor service under BS EN 12845 (with a full inspection by a competent contractor at least once a year). Gaseous systems need six-monthly inspections and an annual full service under BS ISO 14520, with a hydrostatic test of cylinders typically every 10 years. Foam systems need annual inspection and discharge testing per BS EN 13565. We diary all of this on every contract.

“clean agent” is a fire suppressant that leaves no residue — no water damage, no powder cleanup, no oily film on electronics. Common ones are FM-200, Novec 1230 and inert gas blends (Argonite, IG-55). They work by reducing oxygen levels or interfering with the combustion chemistry. Properly designed systems are safe for people at the design concentration, with a pre-discharge alarm and evacuation delay built in so occupants can leave. Critical for server rooms and similar sensitive environments where water-based systems aren’t viable.
